We proudly participate in the 40B Moderate Income Program, providing apartments to eligible individuals and families.

The Program requires that all applicants complete a waitlist application first. Once a unit becomes available, you will be notified and eligible to apply for and tour the unit. The program also requires a Tenant to complete the Income Certification Form at both Initial Certification and Annual Recertification. You are required to provide the following income documents. Additional documents may be requested if needed to determine eligibility.

Affordable housing requirements

The program requires a Tenant Income Certification Form for both Initial Certification and Annual Recertification, and you must provide the following income documents.

  • Employment

    Paycheck stubs from all jobs: eight (8) most current paystubs if paid weekly, four (4) most current if paid biweekly.

  • Unemployment

    The benefit letter outlining the weekly award amount.

  • Workers’ Compensation / Severance Pay

    Three most recent pay statements and the award letter showing the amount.

  • Bank Accounts

    Five months of statements from all current accounts including all pages separated by month.

  • Certificates of Deposit (CDs)

    The most recent statement.

  • Retirement Accounts

    401(k)s, IRAs, and other retirement account statements. Provide the most recent statement.

  • Taxes

    Most current year tax return including W-2s and 1099s.

  • Social Security

    Current year benefit letter stating your monthly benefit along with the previous year’s 1099.

  • Self-Employment

    Two years of complete tax returns with Schedule C showing profit/loss and all 1099s.

  • Pension

    Two to three most recent monthly statements showing the amount awarded.

  • Child Support

    Court agreement outlining the benefit amount or written statement showing how much is received.

  • Alimony

    Court agreement outlining the benefit amount and payment frequency.

  • Title IV / TANF

    The most recent form showing the amount awarded.

  • Real Estate

    You cannot own real estate and live in an affordable apartment.
